How to gather the numbers

  • Ask for an itemized seller closing estimate. Include agreed commission, settlement costs, concessions and applicable taxes in total selling costs. Do not count the same item twice.
  • Use actual repair quotes, not guesses presented as facts. Include only work you plan to pay for.
  • Estimate carrying costs over your expected wait: mortgage payments, insurance, utilities and other ongoing costs. Reconcile payments with the payoff estimate to avoid counting principal twice.
  • Ask your lender for a payoff estimate rather than using the last statement balance. Add other debts that would be paid from the sale.
  • If a figure is unknown, gather it before relying on the result. Repeat with a higher-cost scenario to see how uncertain inputs change your decision.

The calculation

Net proceeds = sale price minus selling costs, repairs, holding costs and payoff. Dollar inputs are rounded to cents before arithmetic. Tax treatment, timing and transaction-specific costs need qualified advice.
