An imperfect house. A whole new possibility.
Repairs, an inheritance or a tenant-occupied property can change your selling options. Compare property-specific proposals rather than assuming a cash sale is the only route.
Your house does not have to be perfect
- Structural or system issues. Ask for property-specific repair advice and confirm any buyer's financing requirements.
- Fire, flood and storm damage, including houses mid-claim.
- Inherited and probate houses, usually full of belongings, often in another state from the person who now owns them.
- Tenant-occupied rentals, including tenants who have stopped paying. A sale may be possible with tenants in place.
- Belongings and deferred maintenance. Agree what must be removed and who pays before committing.
- Pre-foreclosure, tax liens and code violations, where the deadline belongs to somebody else.
What "any condition" actually means
Selling as-is does not establish every contract term. Check inspections, repairs, belongings, access and any cancellation or renegotiation conditions in the proposed agreement. Do not assume a buyer has waived them.

$371,774 Increased in the past year
Values in the US have increased over the past year. In a market like this the gap between listing and a cash sale is mostly commission, repairs and the months in between.
