We are a buyer, and our interests are not yours
We are trying to buy your house for a price that works for us. You are trying to sell it for the most you can get. That is a normal commercial negotiation and you should treat it as one: get a second offer, get an agent's opinion of value, and take the contract to an attorney.
A cash offer is usually below open-market value
Our price accounts for repairs, holding costs, resale costs and risk. In exchange you pay no commission, make no repairs, hold no showings and choose the closing date. Whether that trade favours you depends on your house and your situation.
We may assign or resell
We may buy directly, or in some markets assign the purchase contract to an affiliated buyer. If that applies to your transaction we will tell you before you sign, and it does not change your price or your closing date.
