The process

From the first form to money in your account.

There are only four moving parts, and none of them require you to fix, clean or show anything.

Step 1: You tell us about the house (2 minutes)

The form asks for the address, roughly how big the house is, roughly what condition it is in, and how soon you want to be out. Nothing on it is a commitment, and the questions that are optional are marked optional. If typing on a phone is not for you, call (888) 555-0142 and somebody will fill it in while you talk.

You do not need a survey, a deed, a mortgage statement or photographs at this stage. If we end up needing something later, we will ask for it then.

Step 2: We price it against real sales (same day, usually)

Pricing is not a mystery. We look at what comparable homes near you have actually closed at recently, adjust for the size and condition of yours, subtract what the house realistically needs spent on it, and subtract the cost of holding and reselling it. What is left is the number we can pay.

A person then calls you to check the details that change the number most: the roof, the foundation, whether anything has flooded, and whether anyone is living there. That call is normally under ten minutes.

Step 3: You get the offer in writing (about 24 hours)

The offer arrives by email and, if you prefer, by post. It states the price, what is included, what we pay for, and the closing window. It is not binding on you. Take it to a relative, an attorney or an agent and get a second opinion, we would rather you did.

If the number does not work for you, tell us why. Sometimes we can move on price when we understand something about the property we had wrong, and sometimes we cannot, in which case we will say so plainly instead of grinding you down.

Step 4: Closing, on your date

If you accept, a title company or closing attorney handles the paperwork exactly as they would on any other sale. They run the title search, clear any liens out of the proceeds, and wire you the balance. A clean file closes in about 7 to 21 days. If you need 60 or 90 days to organise your next move, pick that instead. It costs us nothing to wait for you.

You do not clean the house. You do not remove furniture. You take what you want and leave the rest.

What could slow it down

  • Title problems. An old lien, a contractor's claim, a deceased co-owner still on the deed. Every one of these is fixable and the title company does the fixing, but it adds days or occasionally weeks.
  • Probate. If the estate has not been through probate, the court timeline governs. We buy into probate situations regularly and can usually get under contract while it runs.
  • Occupancy. A tenant with a lease has rights that survive the sale. We can still buy, it just changes the number and the plan.

What we will never do

  • Charge you a fee to make an offer.
  • Sell your contact details to other investors. Your information stays with us and is encrypted; see our privacy policy.
  • Put pressure on you with an offer that "expires tonight". If a company does that, that alone is your answer about the company.
